Legal fast track: free advice in one call

Planning ahead for your property reduces conflict in the family. A will that is not made in the form the law requires may have no effect, and when someone dies the heirs often need an administrator appointed by the court before the estate can be dealt with. B Law Firm helps with both.

How we can help

  • Drafting a will in the form the law requires that says what you really want, to prevent disputes over your estate.
  • Petitioning the court to appoint an estate administrator and following the petition through to the court’s order.
  • Explaining the rights of the heirs, and who inherits in what order when there is no will.
  • Telling you which documents are needed and what comes after the court order, such as dealing with banks or the land office.

When to talk to a lawyer

  • You want to leave property to particular people, or you own several kinds of property.
  • Your family situation is complicated, for example children from more than one relationship or heirs living abroad.
  • Someone has died and a bank or an authority asks for a court order appointing an administrator before it will transfer the property.
  • The heirs cannot agree on how to divide the estate.

What to prepare before you talk to us

Have these ready for the lawyer when you talk. In the online form a short summary is enough; please do not send important documents or confidential details yet.

  • For a will: a list of your property, who you want to receive it, and in what shares.
  • For an estate administrator: the death certificate, the house registration, and documents showing who the heirs are, such as birth or marriage certificates.
  • A list of the estate’s property, such as land title deeds, bank passbooks and vehicle registrations.
  • The consent of the other heirs, if you have it.

Worth knowing: Thai law allows several forms of will, such as an ordinary written will signed before two witnesses and a will written entirely in your own hand. Each form has its own conditions, and a person who is to receive property under the will should not write it or witness it.

What happens when you contact us

  1. Send us your matter through the online consultation form, LINE or email, telling us only what we need for a first assessment.
  2. A lawyer calls you back to ask about the facts and the documents, and tells you plainly about the prospects and the limits of your matter.
  3. We agree the scope of work and the fees before any work starts. Our fees match the actual scope of work, are transparent and carry no hidden charges.
  4. We act for you once we have confirmed in writing that we are taking on your matter. Sending the form alone does not make us your lawyers.

If your matter has a legal deadline, such as a court date, a limitation period or a filing deadline, please call the firm directly as soon as possible rather than waiting for a reply to a form or an email.

This page gives general information, not legal advice on any particular matter. Every matter turns on its own facts, so please talk to a lawyer before you decide.
